Floorspace was established in 1998 as a property development and lettings business.

Floorspace is a property company that specializes in residential property in South Manchester, we cover: Didsbury, Chorlton, Whalley Range, Fallowfield, Rusholme, Victoria Park, Levenshulme and the City Centre.

The business has been operating for over 25 years and has a wealth of experience in Property Investment and Development, Building, Construction, Letting and Portfolio Management.

Floorspace was founded by Karl Kuhwald, a graduate in Estate Management from The University of Central England. After gaining experience working as an Estate Agent, in both London and Manchester, Karl’s love for property and passion for development was the main driver of growth for over twenty years. This made Floorspace a very successful and effective landlord and investor in the South Manchester student and professional property market. Karl employed a hands-on approach with both managing and developing the portfolio until his untimely passing in November 2015.

Floorspace is unique from many agents, as we own many of the properties in our portfolio.

We are renowned for quality of service in the student and professional lettings markets. This reputation is based on simple principles: to provide high quality houses, at competitive prices, with a guarantee of excellent customer service. These principles were proven when Floorspace was awarded ‘Landlord of the Year’ in 2015 by the University of Manchester’s Student Union and Manchester Student Homes. Floorspace won ‘Landlord of the Year’ again in 2017, 2018 and 2019 when the award was presented by Manchester Student Homes.  We have been awarded the Landlord A+ code for the 2025/26 letting season.

Meet the team:

Our friendly team is small but highly experienced, dealing with the ongoing property management and in-house maintenance of our portfolio. We also have an extensive and loyal base of tradesmen to deal with other maintenance issues that may occur ensuring you have the best stay possible in our properties.

Karl’s wife Lisa now oversees the business after her continued involvement for over twenty years. She graduated from Hull University with a degree in Chemistry, has worked as a teacher and had a successful career in medical sales. Her experience with Floorspace has nurtured a keen eye for detail and a love of interior design.

Anna joined our team in 2019, as a Senior Property Manager and is responsible for running our office in Didsbury. She has over 15 years’ experience in lettings and property management, predominantly in the student and HMO sector. Anna has great interpersonal skills and always goes the extra mile to help, resulting in excellent customer service across all aspects of the business.

Sana has joined our team this year, as a Property Manager. Having graduated from University with a Biomedical Sciences degree, she is keen to ensure all tenants have the best experience with their tenancy.  She has had several years of experience working as a lettings agent in Manchester and is now involved in managing our properties and making sure any issues are dealt with quickly and professionally.

Oscar graduated from the University of Liverpool with a degree in Business Economics. He has worked part time with the team over the last few years, in various roles from maintenance to property manager. He has recently taken a role as Business Development Manager liaising with all members of the team to ensure strategic future growth.

Ailish has recently rejoined our team as a Property Manager.  Fresh from her adventures in Australia, Ailish brings not only her passion for travel but also invaluable expertise gained while managing community housing in vibrant Sydney.

John is our maintenance manager; very honest and reliable, he ensures all issues are dealt with quickly, efficiently and with a friendly service at all times. The maintenance team keep the properties in tip top condition with the help of our loyal base of sub-contractors.

Looking after our accounts is the lovely Mary, working part time in the business, Mary keeps track of all of our financials.
